The Property You Are Not There to Look At
About owning something several hundred miles away, and the particular way those situations change while nobody is watching.
Distance does something specific to a problem.
It does not make it worse in the ordinary sense. It makes it invisible, which is different and in some ways harder, because an invisible problem never reaches the top of anybody’s list. There is no moment at which you drive past it and think, I really must deal with that.
So it does not get dealt with. Not out of neglect — out of the ordinary business of living somewhere else.
What Happens While Nobody Is Looking
Nothing dramatic, usually. That is rather the point.
Grass grows. Post accumulates. A gutter comes down in a storm and stays down. Somebody puts a board over a window after a break-in, and the board stays there because there is nobody nearby to take it off.
Each of those is small on its own. What they do collectively is change the category the property sits in — from a house that is empty into a house that looks abandoned. And in Escambia County the list of conditions that can move a property into an unsafe or substandard category runs to more than two dozen separate items, most of them describing exactly this sort of ordinary drift rather than anything dangerous.
You do not need to know which ones. You will not be quizzed on it.
The Sequence That Actually Costs People
It is remarkably consistent.
A letter arrives at an address the county has on file, which is often not the address where the owner actually lives. It is not received, or it is received by somebody who does not know what it is.
A second letter follows. Then a file exists. Then there is a scheduled step, and the scheduled step happens whether or not anybody attended it, because these processes do not require a person to turn up in order to proceed.
By the time somebody out of state becomes properly aware of it, what began as a length of grass has become an administrative matter with its own history.
Why This Is Not a Warning
We are not writing this to frighten anybody, and we would rather say that outright.
The reason for describing the sequence is that people who are far away consistently underestimate one thing: not the seriousness of the problem, but the speed at which a small thing becomes a filed thing when there is nobody local to catch it early.
That is the whole of the insight. Everything else follows from it.
What Distance Does Not Prevent
It does not prevent you finding out where things stand. That can be done entirely from wherever you are.
It does not require you to travel, to inspect anything, to clean anything up, or to have the property in a presentable state before anybody will talk to you about it.
And it does not require you to have decided anything.
Where It Starts
With the address, and somebody establishing what is actually on the record — who is shown as the owner, what has been filed, and where the account currently stands.
That takes one conversation, from wherever you happen to be. If it turns out we are not the right people for it, we will tell you that plainly.
