What Happens Without You

July 20, 2026•3 min read

A short, plain note. No advice, no figures, and nothing you need to memorise.

The hardest thing about this kind of problem is that it does not need you.

Most difficulties in life stall when you stop attending to them. This one does not. It has its own schedule, kept by people who have never met you, and it keeps to that schedule whether the letters are opened or not.

That is genuinely the worst feature of it, and it is worth saying plainly rather than implying.

Why That Is Not The Same As Hopeless

It would be easy to read that and conclude the thing has already run away from you. That conclusion is the one we would most want to interrupt, because it is the one that keeps people still.

In Tennessee, a property that has been through a tax sale can still, for a period afterwards, be redeemed. A sale is not automatically the last word.

There is nothing you need to do with that, and you will not be quizzed on it.

How long that period runs depends on the particular property and what has actually been filed against it, so we are not going to set out every version here. The only version that matters is the one attached to your address, and finding out which one that is takes one conversation.

We Are Not Going To List Everything That Could Happen

We could set out every route available to the county and what each one leads to. We are not going to, for two reasons.

It would be frightening without being useful. And which route applies depends on what has actually been filed against a particular property — so a general answer would be a worse answer, and a general worst case points the worst version at people it does not apply to.

What we would say is that it is worth finding out which one you are actually in, rather than carrying the whole set around.

What Non-Response Actually Is

Almost nobody in this position is refusing to comply. That word gets used, and it fits almost none of the people it gets used about.

What is actually happening is usually that the letters arrive addressed to a person who has died, or to an address somebody moved away from, or to one family member who does not feel entitled to act alone. Or they arrive and are simply more than that particular week could hold.

None of that is non-compliance in any sense a person would recognise. It is a filing system meeting a life.

The Part Most People Get Wrong

The most common mistake we see is not the not-responding. It is assuming that responding requires having the answer.

People wait until they can arrive with the balance understood, the family agreed and the money identified. That is why these situations run for years — the arriving-with-it-solved never happens, and the schedule does not pause while it does not happen.

You do not need any of that to make the first call.

What You Are Actually Allowed To Do

You are allowed to not have responded.

You are allowed to have a property in a parent’s name you have never dealt with. You are allowed to be the only person in the family willing to make a phone call. You are allowed to find out where things stand without committing anybody to anything.

None of it has to be resolved before somebody looks at it with you.

Where It Starts

Somebody finds out what is actually on the record — the owner as filed, which offices have an interest, and where the account currently stands. That takes one conversation and commits you to nothing.

If it turns out we are not the right people for it, we will say so plainly rather than string it out.

There is no bill for this conversation, and no obligation attached to it.
