Who Actually Handles This in Hamilton County

July 20, 2026•3 min read

A short, plain description of who is on the other end. No advice, and nothing you need to memorise.

People picture a courtroom.

They picture a judge, a date they have to be somewhere, and a room in which somebody will ask them to account for several years of their life. That picture is a large part of why the letters stay unopened.

It is worth replacing, because the reality is a good deal more ordinary than the imagination.

The Shape of It

In Tennessee, unpaid property taxes are pursued by a delinquent tax attorney — a specific role that exists to do this, rather than a general prosecutor who has taken an interest in your address.

That is the whole of the fact, and there is nothing you need to do with it.

We mention it because of what it means practically. It is a collection process, run by people who do this all day, about a category of problem they have handled thousands of times. Nobody involved is forming a view about how you have lived. It is a file with a parcel number on it.

What This Does Not Change

It does not make the process go away, and we would not suggest that it does. These are real proceedings with real power behind them, and they run on their own schedule whether or not anybody engages with them.

What it changes is the imagined version — and the imagined version is usually the one doing the damage, because the imagined version is the one people are avoiding.

We are also not going to set out every route the county has available to it. Partly because it would be frightening without being useful, and partly because which of them applies depends entirely on what has actually been filed against a particular property. A general answer would be a worse answer.

The Part Most People Get Wrong

The most common mistake we see is not ignoring the notices. It is assuming the balance has to be understood, agreed and payable before anybody can be spoken to.

That is not how any of this works, and it is why properties sit for years. People wait until they can arrive with the problem already solved. The problem does not solve itself while they wait.

There Is Usually More Than One Office Involved

This is the part that catches people out, and it is worth knowing in outline rather than in detail.

A property inside a city can have more than one authority with an interest in it, running to their own timetables, neither of them aware of what the other has sent you. That is not a trap anybody set. It is just how the offices are arranged.

It also means that what somebody thinks is going on is often not the whole picture — usually because they have been reading one set of letters and not another.

What You Are Actually Allowed To Do

You are allowed to not understand it.

You are allowed to have a property in a parent’s name that you have never dealt with. You are allowed to have letters you have not opened. You are allowed to have no idea what is owed or to whom.

None of that has to be resolved before somebody looks at it with you.

Where It Starts

Somebody finds out what is actually on the record — the owner as filed, which offices have an interest, and where the account currently stands. That takes one conversation and commits you to nothing.

If it turns out we are not the right people for it, we will say so plainly rather than string it out.

There is no bill for this conversation, and no obligation attached to it.
